Apple Leasing More Office Space Near Cupertino Campuses

Apple has leased additional office buildings in Santa Clara, California, and has started "a significant reconstruction" of the interior space, reports the San Jose Mercury News.

The two buildings under construction are located near the southeast corner of Kifer Road and Uranium Drive in Santa Clara, approximately six miles away from 1 Infinite Loop and five miles away from its new Apple Park campus.

The technology titan wouldn't disclose the purpose of the work, but some industry watchers believe the company needs the space because it continues in hiring mode, which in turn requires more space.

"Apple is bursting at the seams," said Tim Bajarin, principal analyst with Campbell-based Creative Strategies, a market researcher.
The leases and construction were discovered in documents filed in early August with the Santa Clara County Recorder's Office, and an Apple spokesperson confirmed that Apple has leased the buildings.

One building measures in at 43,000 square feet, while the other comes in at 30,000 square feet, for a total of 73,000 square feet of office space.

Along with its two main campuses in Cupertino, Apple occupies many other office buildings in the surrounding areas in Santa Clara, San Jose, and Sunnyvale and has been expanding rapidly in recent years to accommodate its growing workforce.

Apple has leased several additional buildings in Santa Clara, encompassing more than a million square feet of office space, and it has purchased land for a massive office complex in North San Jose.

Apple Expanding Seattle Hub Working on AI and Machine Learning

Apple will expand its presence in downtown Seattle, where it has a growing team working on artificial intelligence and machine learning technologies, according to GeekWire.

The report claims Apple will expand into additional floors in Two Union Square, and this will allow its Turi team to move into the building and provide space for future employees.
“We’re trying to find the best people who are excited about AI and machine learning — excited about research and thinking long term but also bringing those ideas into products that impact and delight our customers,” said computer scientist Carlos Guestrin, Apple director of machine learning. “The bar is high, but we’re going to be hiring as quickly as we can find people that meet our high bar, which is exciting.”
Apple's director of machine learning Carlos Guestrin, who founded Turi and is a University of Washington professor, said the Seattle team collaborates "extensively" with groups at Apple's headquarters in Cupertino, including working on new AI features for upcoming Apple products and services.

Guestrin said AI, for example, will enable the iPhone to be more understanding and predictive in the future:
“But what’s going to make a major difference in the future, in addition to those things, for me to be emotionally connected to this device, is the intelligence that it has — how much it understands me, how much it can predict what I need and what I want, and how valuable it is at being a companion to me,” he said. “AI is going to be at the core of that, and we’re going to be some of the people who help with that, here in Seattle, but of course there will be tons of groups in Cupertino doing amazing things with that, too.”
Guestrin said Apple is doing long-term research in Seattle, looking ahead "three to 10 years," while also focusing on the near term by developing new features for upcoming Apple products.
"We work on the whole spectrum," he said. "It's not just about doing research, but it's about the technology transfer and how that gets embedded into experiences that customers love."
Today, the University of Washington will reportedly announce a new $1 million endowed professorship in AI and machine learning, which is said to have been made possible by Apple's acquisition of Turi last year. The endowment is named after Guestrin, and it will allow the university to attract more top talent in the field.

Last month, Apple became a member of the Partnership on AI, a non-profit organization established "to study and formulate best practices, to advance the public's understanding of AI, and to serve as an open platform for discussion and engagement about AI and its influences on people and society".

A recent report, which referenced Turi, said Apple is working on "enhanced" Siri capabilities for next-generation iPhones.

Apple Rumored to Be Pursuing Massive Office Expansion in Seattle Area

Apple LogoApple might be looking to further expand its presence in Seattle, Washington following its acquisition of Seattle-based machine learning and artificial intelligence startup Turi. The news comes from reports of a "large California company" looking to purchase a big piece of office space in the city, with most believing that it's Apple (via GeekWire).

Last week, Apple paid $200 million to acquire Turi, which bills itself as a "machine learning platform for developers and data scientists," helping them build apps using the capabilities of artificial intelligence. Although the company's acquisition of Turi helps justify the rumor of Apple's expansion in Seattle, nothing has yet been solidified and, according to GeekWire, the Seattle rumors "pre-date Apple’s acquisition of Turi."

Specifically, the "large California company" is looking at properties in downtown Bellevue, particularly in the Schnitzer West’s 16-story Centre 425 building. Schnitzer West is under construction, with an opening expected towards the end of 2016, so if Apple makes a move it could begin increasing its Seattle presence by the end of the year.
At this point, we’ve been unable to confirm exactly where Apple may be headed in the Seattle area, but multiple sources say the footprint could be huge, several hundred thousand square feet. The rumors we’ve heard also pre-date Apple’s acquisition of Turi.

If a deal in downtown Bellevue were to go through it would be a big shot in the arm for an area that was looking at some sizable office vacancy over the next few years. In addition to the office buildings set to open soon, Expedia is leaving downtown Bellevue for Seattle in 2019. But the Valve and Salesforce deals, combined with a possible Apple move, would show that there are plenty of companies ready to step up to fill the void.
Last summer, Apple leased 30,000 square feet of office space in the Two Union Square skyscraper in downtown Seattle, which housed 120 to 200 employees, based on standard corporate leasing ratios. The work spaces now being looked at are over ten times as big, with the Bellevue location housing 354,000 square feet of office space, with the potential for approximately 1,400 to 2,300 employees. Apple originally expanded into Seattle in 2014 with a small team of more than 30 workers stationed in the city.

Apple Slated to Move Into New San Francisco Office in Late Summer

Apple could be ready to move into its new 76,000-square-foot leased office space in San Francisco by late summer 2016, according to Reuters. The new office, located at 235 2nd Street in the city's expensive South of Market neighborhood, will reportedly have enough space for about 500 workers upon completion.

Apple currently has offices throughout the South Bay suburbs, including Cupertino, Sunnyvale, Santa Clara, and North San Jose, but some employees face an hour-plus commute along the heavily-trafficked Highway 101. Apple's new San Francisco office could help it recruit key employees who are reluctant to work outside of the city.

The iPhone maker's modest expansion into San Francisco follows several other tech companies and startups, including Google, Uber, and Yelp, and its new office will appeal to young workers that prefer the city's nightlife, public transportation, and overall lifestyle. Apple will share space with CBS Interactive, the main tenant.

Apple co-founder Steve Jobs advocated for a centralized campus that is "within walking distance of everyone," but increasing competition, lack of available office space in the South Bay area, and acquisitions like Beats and Topsy are likely driving forces behind its expansion beyond Silicon Valley.
“Apple’s attitude has always been that you have the privilege of working for Apple, and if you don’t want to do it, there’s someone around the corner who does,” said Matt MacInnis, a former Apple employee who worked on the company’s education business and is now CEO of Inkling, an enterprise technology company.

Now, MacInnis said, “they have to compete.”
Nevertheless, the majority of Apple's workforce will remain based in Cupertino. The company's spaceship-like Campus 2 project is scheduled to be completed in late 2016, and the 176-acre property will house some 13,000 employees. Apple previously said that it had more than 25,000 employees in the Santa Clara Valley.

Apple Gets Development Approval for 4.15 Million Square Foot Campus in San Jose

The San Jose city council has approved a development agreement for Apple that will give the company fifteen years to build "a maximum of 4.15 million square feet of space" within an 86 acre piece of land in north San Jose (via Silicon Valley Business Journal). Apple is still ironing out plans on exactly what it wants to do with the massive site, according to Kristina Raspe, senior director of real estate and development for the company.

"The opportunity to purchase this site came very quickly to Apple," Raspe said, in response to a question from councilman Donald Rocha about the site's ultimate use. "It was something we jumped on without a firm plan. We’re still studying the site to determine the best use for us. At this point, it looks like it will be office and R&D."
As Raspe pointed out, the San Jose campus will most likely be the focus of a headquarters for R&D and more company offices. Before today's agreement, the 4.15 million square feet of space was slowly purchased or leased by Apple over the past year. This week's development approval by the San Jose city council groups all of the company's previous acquisitions into one large project for the company to move forward with.

San Jose mayor Sam Liccardo called the agreement "a long time coming" during the council meeting, given Apple's long-awaited entry into the Silicon Valley city. As pointed out by the Silicon Valley Business Journal, if solely built up as office space the new campus could house 16,000 employees for the company. When completed, it will be larger than the existing Infinite Loop campus, as well as the "Campus 2" location currently under construction in Cupertino.

Apple Said to Open R&D Facility in QNX Hometown Kanata

Apple-KanataApple has leased a 22,100-square-foot office space in the G. Best Building, a multi-floor suite in Kanata, Ontario, a suburb of the Canadian capital Ottawa, according to the local newspaper Ottawa Business Journal.

The report, citing "several sources," claims that Apple will use the building, located at 411 Legget Drive in the Kanata Research Park, as a R&D facility. The office would presumably operate under subsidiary Apple Canada.

How Apple plans to use the alleged office space remains unknown, but Kanata is notable for being the hometown of BlackBerry subsidiary QNX Software Systems, which develops software for multiple in-car infotainment systems.

At CES 2016, QNX introduced new platforms for automated driving systems, stirring speculation that Apple's new Kanata offices could be linked to the development of its own electric vehicle, which may or may not have self-driving capabilities. The much-rumored "Apple Car" could enter production by 2020.

Apple Canada is headquartered at 120 Bremner Blvd in downtown Toronto, located about 250 miles west of the Ottawa region.

Apple Buys Former Semiconductor Plant in North San Jose for $18.2 Million

Apple has purchased additional real estate in North San Jose, this time snapping up a 70,000 square foot building at 3725 N. First Street, reports the Silicon Valley Business Journal. Apple paid $18.2 million for the building, which formerly served as a manufacturing facility for Maxim Integrated Products, a semiconductor company.

It is not known what Apple will do with the building, but a description of the real estate listing suggests it could be used for manufacturing or research and development. Analysts the Silicon Valley Business Journal spoke with believe it's likely to be used as research space for prototyping given its small size, and Apple said in a statement it is expanding into San Jose with office space and research and development facilities.

Asked for comment, Apple provided an emailed statement that reads: "As we continue to grow, we're planning to build R&D facilities and some additional office space in San Jose. The property isn't far from the future home of our new campus and we're looking forward to expanding our presence in the Bay Area."
In recent months, Apple has been purchasing large swathes of land around the Bay Area, primarily in North San Jose. Apple purchased a 296,000 square foot research and development building in May, it leased a 43-acre development site in August, and it leased a 202,000 square-foot office building in October. Much of the property may be turned into a massive 4.15 million square foot campus, according to talks Apple has had with San Jose city officials.

Apple has also purchased a 770,000 square foot campus in Sunnyvale and it has leased 76,000 square feet of office space in the popular South of Market (SoMa) neighborhood in San Francisco.

Apple is hoping to sign an agreement with the city of San Jose that would allow it to build a massive campus in the northern part of the city, reports the Silicon Valley Business Journal. Apple is in talks with city officials over a development agreement that would lead to a campus up to 4.15 million square feet, larger than both its existing Infinite Loop campus and its second Apple Campus under construction in Cupertino.
The draft agreement, which is not yet completed, will come before the city's Planning Commission later this month, officials said. It would lock in development rights -- and expectations for both sides -- for the next 15 years in an area that sprawls across 86 acres north of Highway 101 across from the Mineta San Jose International Airport.
Apple has already bought or leased much of the land that would house the campus in a series of real estate deals that have happened over the last few months. Apple purchased a 296,000 square foot research and development building in May, and it leased a 43-acre development site in August, which is approved for up to 2.8 million square feet of office space. Apple has also leased a nearby 202,000 square-foot office building. The agreement covers all three of these sites.
